    • The market value or sale price of the property

Stamp Duty for Men in Bangalore (2025)

  • 5% stamp duty on properties valued above ₹45 lakh

  • 3% on properties valued between ₹21 lakh and ₹45 lakh

  • 2% on properties up to ₹20 lakh


Stamp Duty for Women and Joint Owners (2025)

  • 3% on property values up to ₹45 lakh

  • 2% on property values less than ₹20 lakh


Registration Charges in Bangalore (2025)

  • 1% of the property’s market value, applicable to all—men, women, and joint owners

  • Applies equally to:

    • Villa plots

    • Apartments or flats

    • Sites and independent houses

    • Land parcels (urban or rural)


Site, Land & Flat Registration Charges

  • 1% registration fee on total market value of the land or site

  • For house or apartment purchases, the same 1% rule applies

  • These fees are in addition to stamp duty


Cess & Surcharge on Stamp Duty

  • For urban areas:

    • 10% cess on the stamp duty amount

    • 2% surcharge on the stamp duty

    • This brings the effective stamp duty to 5.6%

  • For rural areas:

    • 10% cess + 3% surcharge

    • Effective stamp duty is 5.65%


Stamp Duty on Commercial Properties

  • 5% stamp duty on market value or consideration (whichever is higher)

  • 10% cess on the stamp duty

  • 2% surcharge in urban areas; 3% in rural areas

  • 1% registration fee on market value or consideration


Stamp Duty on Industrial Properties

  • 5% stamp duty on market value or consideration

Stamp Duty on Sale & Lease Agreements

Sale Agreement (with possession):

  • 5% of market value as stamp duty

  • 1% registration fee

Sale Agreement (without possession):

  • 0.1% stamp duty on market value

  • Registration fee ranges from ₹500 to ₹20,000

Lease Agreements:

  • For leases under 1 year:

    • 0.5% stamp duty

    • ₹100–₹500 registration fee

  • For leases of 1 to 10 years:

    • 1% stamp duty

  • For leases of 10 to 20 years:

    • 2% stamp duty

  • For leases of 20 to 30 years:

    • 3% stamp duty

  • Above 30 years or perpetual lease:

    • Full stamp duty as per sale deed (Art 20)


Other Common Charges

  • Partition of property (urban converted land): ₹5,000 per share

  • Agricultural land partition: ₹1,000 per share

  • Release deed among family: ₹1,000 + ₹500 registration

  • Joint Development Agreement: 1% stamp duty (max ₹15 lakh) + 1% registration (max ₹1.5 lakh)


How to Pay Stamp Duty in Bangalore

Online Method:

  • Visit Karnataka IFMS Portal

  • Choose “Generate Challan”

  • Enter your details and select “Stamp Duty and Registration”

  • Choose property type and payment method

  • Generate challan (valid for 90 days)

Offline Method:

  • Visit your local sub-registrar office

  • Purchase impressed stamps or pay via DD/cheque

  • Submit required documents for verification

  • Complete the registration and get your ownership certificate
